Florentine gets 45 unit Neptune project approved

SS Adams lofts is a 45 unit transit village project located in Monmouth County, only 7 blocks to the beach and across for NJ Transit’s Bradley Beach Station with service to northern New Jersey and New York City. The project is the centerpiece of a new Transit Village, and will be the first project to convert from the former industrial uses to residential use.

The approvals call for renovation of the iconic, 3 story structure with clock tower, and demolition of the single and two story additions, to be replaced with a new 4 story structure added to the iconic structure.

The existing structure, built in 1900 has a strong local history, first serving as the Steiner Pajama Company and subsequently SS Adams. SS Adams was the inventor and patent holder of over 100 spoof items, IE: disappearing ink, whoopy cushion, shocking pen, gum that snaps on your finger, snake the jumps out of peanut brittle can, two headed nickel, etc. The building served as the manufacturing and distribution of center for these items from the early 1930’s through the early 2000’s.

There is a strong demand in New Jersey for transit based housing. The generation Y group, late 20’s and early 30’s prefer more of an urban living style with easy access to public transportation, shops, restaurants and activities. This group will be the target market for the SS Adams Loft’s as they feature 12’ ceilings, and split bedrooms, allowing for comfortable roommate situations.
